Terms and Conditions

Reservations of all accommodation whether made by telephone, in person, in writing, by email or from the internet are accepted by Maggie MacLean, owner of ‘Croft Four’, hereinafter referred to as ‘the cottage’ or ‘Croft Four’ or ‘we’ on the following conditions.

 

The hiring contract will be between you the Hirer and ‘Croft Four’ for which the booking is made and shall be deemed to be made subject to these Conditions of Hire and governed by Scottish Law. The Contract of Hire is not effective until we have given you confirmation of your booking. The contract is for the hire of the property for holiday purposes only. We do not accept bookings from hirers under 18 years of age.

 

The prices advertised are accurate at the time of booking. Prices can move up or down and we reserve the right to do so.

 

To secure your booking a 20% non-refundable deposit is required.


Once we have issued a confirmation of booking, you will be responsible for the total published price of the property. Amendments to bookings, where applicable, may be subject to an administration fee of up to £50.00. We reserve the right to adjust prices quoted on our website or on details of the property, due to errors or omissions.

 

The remaining balance is due 28 days before your stay. 

 

If you book less than 28 days before the start of your holiday, you will be required to pay the full amount at the time of booking.

 

If you book more than 28 days in advance and full payment has not been received by 28 days before your check in date, your booking will automatically be cancelled and the 20% deposit paid will not be refunded. 

 

If you cancel your holiday less than 28 days prior to your check in date, we will refund the amount you have paid, minus your 20% deposit, if the cottage is re-let. We will do all we can to re-let the cottage but if we cannot then you will be liable for the full cost of your stay.

 

If you cancel your holiday more than 28 days prior to your check in date, we will refund your deposit, less an administration charge of £50.00

 

If you wish to cancel your booking, it must be made in writing or via email to maggie@croftfourskye.co.uk and it will only be confirmed once you receive a cancellation email from us.

 Where there are ferry, plane, rail, road or other travel disruptions due to bad weather conditions, we cannot be held responsible for non-arrival at the cottage and no refunds will be given.

 

There may be rare circumstances where we need to cancel your booking (for example, where we are required to close in compliance with any public health requirements imposed by the government.)  In such circumstances we will re-schedule your booking for a mutually agreed future date or provide you with a full refund of any sums paid by you to us in connection with your booking. We shall have no further liability to you in respect of such cancellation and no compensation will be given.

 

You are strongly advised to obtain travel insurance, including cancellation insurance. 

 

The cottage will be ready for you from 4pm on your arrival day.

 

Check out must be made by 10am on the day of your departure. 

 

‘Croft Four’ is for a maximum of 2 people. We reserve the right to terminate your holiday if this is breached, without refund. We shall have no further liability to you in respect of such a termination. In no circumstances may more than the maximum number of persons stated occupy the property. We reserve the right to refuse admittance if this condition is not observed. Only those listed on the booking may occupy the premises. The person who completes the booking, i.e. the lead name, certifies that he or she is authorised to agree to the Booking Conditions on behalf of all members of the party, including any changes. The lead name must be over 18 years and a member of the party occupying the property. The lead name agrees to take responsibility for all members of the party. We reserve the right to refuse or revoke any bookings from parties that may in our opinion be unsuitable for the property concerned.

 

We aim to give an accurate description of the cottage. Should there be any specific health or mobility difficulties which may affect a party member, this must be pointed out at the initial reservation stage so that the suitability of the property can be assessed.

 

Should you find on arrival any damaged or non-working items, please let us know straight away, so that matters can be rectified. 

 

We reserve the right to enter the property (without prior notice if this is not practical or possible) if special circumstances or emergencies arise (for example if urgent repairs need to be carried out). However, we will do our best to inform guests in advance.

 

We have taken every care to ensure the accuracy of the cottage description. All information on our website is given in good faith and is believed to be correct but we cannot be held responsible for changes beyond our control. Further, we cannot accept liability for happenings outside our reasonable control, such as breakdown of domestic appliances, plumbing, wiring, WiFi, flood, fire, temporary invasion of pests, damage resulting from storms, etc.

 

If you leave early for any reason we will not issue any refund for unused nights.

 

If you are unable to travel home for any reason and are required to extend your stay, the cost will be your responsibility.

 

Smoking and vaping is strictly not permitted in the property and in the garden and outside areas. We reserve the right to terminate your holiday if this is breached, without refund. We shall have no further liability to you in respect of such termination. In addition, a flat fee of £250.00 will be charged to cover any cleaning expenses if there is any smoking within the property. 

 

Deep fat frying is not permitted.

 

Fireworks and ‘sky lanterns’ are not permitted.  The burning of candles is not permitted inside the property.

 

There will be a £50.00 charge should a guest loose or damage keys. Failure to return keys on departure will also incur the same charge. 

 

No pets are allowed at ‘Croft Four’. We reserve the right to terminate your holiday if this is breached, without refund. We shall have no further liability to you in respect of such termination.

Babies and children are not allowed at ‘Croft Four’.

 

Hen and stag parties are strictly not permitted at the property. We reserve the right to terminate your holiday if this is breached, without refund. We shall have no further liability to you in respect of such termination.

 

We reserve the right to terminate your holiday due to unreasonable behaviour or damage to the property, without refund. We shall have no further liability to you in respect of such termination.

 

Vehicles and belongings are left at your own risk. We will not be held responsible for loss or damage to them.


The use of accommodation and additional amenities, where offered, is entirely at the users’ risk and no responsibility can be accepted for injury.

There are some slopes, ditches and uneven parts in the garden. We accept no responsibility for accidents and injuries.

 

You are responsible for the property during your stay and are expected to take all reasonable care of its furniture, pictures, fittings, and effects, in or on the property. You must leave them in the same state of repair and the same clean and tidy condition at the end of the rental period as at the beginning. 

 

You undertake to leave the property secure if left unoccupied during the period of let.

 

‘Croft Four’ should be left clean and tidy when you depart. Any accidental breakages should be reported to us straight away so we can replace them for the next guests. Failure to do this may result in you being charged for any breakages or damage. Any missing inventory from the property on your departure will be charged. 

  

If the property is left in an unacceptable manner, or there is damage, then we will recover these costs from you.

 

No compensation will be given due to electrical power-cuts or lack of water during your stay.


‘Croft Four’ is not currently registered for UK VAT.
